Final reads, invoices, and liens should be requested prior to all real estate transactions. Be aware the following should be checked: Taxes, delinquent trash, water, sewer and electric bills, rehabilitation loans, rental fees & registration, vacant building fees, and weed cuts.

The City of Bay City strongly recommends that sufficient funds be held in escrow to cover “FINAL BILLS” which will be rendered only after a final read of all utilities. If the seller of a property occupies the property subsequent to the close of the sale, the amount held in escrow should be adjusted accordingly.
